Dr. Alexander J. Chandler arrived in the Valley in 1887 and pictured a cutting-edge city where Chandler now sits today. He saw land that held great potential and a surrounding desert that held unimaginable beauty. Utilizing the existing canal system of the Native Americans as a blueprint, Mr. Chandler created one of the most advanced irrigation systems in the country, converting the dry desert into farmable land. Water came from both the Salt River and an untapped resource, ground water, which brought new life to the desert. On May 17, 1912, the Town of Chandler was founded.

CURRENT POPULATION ESTIMATE:

Population estimates are prepared after the first day of each month.  The estimates are soundly based on assumptions from the latest census, Census 2000, and calculated utilizing the housing unit method.  In order to continue our efforts to be as accurate as possible, and in accordance with our professional practice to base our calculations on the latest census population count, the assumptions that we utilize to calculate our population (i.e. number of people per housing unit) will be modified upon receiving final results from the 2005 Census Survey. Thus, please note that our population estimates are likely to change pending the final results from the September 1, 2005 Census Survey, which we expect to receive on July 1, 2006.

As of June 1, 2006:

POPULATION HISTORY AND PROJECTIONS:

Since the early 90s, the City of Chandler has experienced exponential growth and has been among the fastest growing municipalities in the country.  In 1997, the U.S. Census Bureau reported Chandler as the 2nd fastest growing city in the U.S. between 1990 - 1996 among cities with a population over 100,0001. Census 2000 counted 176,581 residents in Chandler, representing a 96.8% increase from the City's 1990 population of 89,862.  In 20032 and again in 20043 , the U.S. Census Bureau listed Chandler as the 4th fastest growing city in the country between 2000 - 2003 among cities with populations of 100,000 or more, confirming that Chandler remained among the fastest growing municipalities in the country.

Chandler's rapid population growth, however, is not projected to last long.  As the dashed line in the graph above illustrates, population growth is projected to slow down significantly and begin to level off by 2010.  On June 30, 2005, the U.S. Census Bureau reported that the City of Chandler was the 7th fastest growing city among cities with populations over 100,0004.  The city's gradually declining rank among the nation's fastest growing cities is due to the rapidly disappearing land that is planned for residential development.  The city will never reach build-out, per se.  It is expected that the City will continue to see redevelopment, conversions, adaptive reuses, infill, etc.  However, the City projects to reach 90% of build-out population by 2007 and 95% of build-out population by 2010.  As of June 1, 2005, the City is estimated to be 82% of the build-out population.
