There are so many new listings coming on the market this month! BUT, numbers are staying fairly even, so that means we have lots of buyers out there too. My listings are getting lots of attention, and that is due, in large part, to fair listing prices as well as amenities. Again, I reiterate, if you want to sell your home at a "fair" price, then it will get the traffic; however, if you are not getting any traffic, then I suggest you re-think your strategy. If you are among a glut of listings in say, Queen Creek, priced at $200,000 - $250,000, then you'll want to stand out from the rest of the crowd. Many sellers are thinking: "hmmmmm, since I know the buyers are going to lowball, then I'll price it higher to compensate." That MIGHT work; however, in most instances, whether you're a seller anywhere in our Phoenix Valley or in the cities of Mesa, Northeast Mesa, Gold Canyon, Scottsdale, Gilbert or Queen Creek, etc., that won't work. Try asking your agent to put in the MLS on the front page, the best picture of your home, or ask them to change around the wording. Some words to avoid according to studies made: "move in now, seller anxious, as is, new paint, handyman's special" - well, you get the idea. Words that help the buyer "know" what the home has to offer works wonders - the old addage, if you can't say something nice..........
I've been a bit busy so haven't posted for awhile. I'm in the throes of studying for my broker's class - almost done!! Stats for active listings today: 44,819!
