Phoenix Valley Stats as of March 7th!!!

Rather than just showing numbers, I wanted to draw a picture to show how our real estate market is doing as of March 7, 2008!!! I've included everything "sold" since January 1, 2008 and everything currently pending and everything under contract with a contingency. In Arizona - under contract with a contingency can mean: the sellers have asked it to be in the MLS that way until it closes - "just in case" - and another scenario could be that the sellers have agreed to allow the buyers time to sell their current listing either here in the Phoenix area or elsewhere.
As you can see, the graph is in the form of a pie chart. It reflects the overall MLS market in our Phoenix Valley. This will help buyers and sellers get the low down on our market. Despite all of the doom and gloom as written about in the newspapers, and talked about on the news, this is a great market - especially if you are a buyer. Sellers don't get discouraged. Just as in 2004-2005, it won't be this way for very much longer, it'll start leveling out after the dust settles. Meanwhile sell your homes at a reasonable price so you can sell it now if you must. Otherwise, wait!
