Tips for Selling Your Home in our Phoenix Valley when it's a Buyer's Market!

It is amazing to me to see the condition of some of the homes on the market! I remember every time I had a "first" date, I would dress to the hilt - makeup, hair, the whole nine yards. Yet, I see many, many homes on the market that are in need of a major face lift! Have you ever walked into a home that was immaculate, neat, orderly, no clutter, no animal smells, no dirty oven, yard neatly manicured and flowers/trees pruned and ready for that first date with a buyer? Yes, I have too, and no matter how discerning the buyer is about "overlooking" dirt, clutter, weeds in the yard, overgrown trees and bushes, when it comes down to it, they ultimately choose the one that is clean and neat.

If sellers pretend they're a buyer as they walk up to their home, I think it could help.

How about that front door? Is it dirty? fingerprints? Is there a nice and NEW doormat? Are there holes in the screen door? Are there flowers growing near the entrance? How about cobwebs? Newspapers in the driveway? garbage can left out? How about the door handle? Okay, now we're going into the home. How about odors? Pet? Smoke? Smell clean and fresh? Look around with an objective eye.  Would YOU want to buy this home? or would you prefer one that is neater and cleaner than your's? What do you see? too much furnture? magazines laying all over? stuff all over the kitchen counter and dishes in the sink?  GET RID of everything that doesn't need to be out. Box it up - after all, you plan to move anyway. Start packing now. Get a storage unit and put away all of those things you don't need. Make more room in the home. Trust me, it will make all the difference when it comes to your home or the one down the block.

These are just some helpful tips from a Realtor who has seen it all!! Oh, I almost forgot. As of this morning, we had 44,275 active listings - back to our December 16 tally. Just remember, if you want to sell your home: list it at a "fair" price and make sure it looks wonderful when you walk in. Check out my virtual tours.
