Well, I don't know about everyone else, but everytime I listen to the news or I read the paper, ANOTHER opinion pops up relative to the housing market. One day you read, positive news, the next day you read negative news about the housing market. My opinion?
For the sellers: (1) if you list your home at a reasonable price - not one that will necessarily generate a 50% appreciation - (2) if you prepare (or stage) your home to make it look the best in your neighborhood; (3) if you remove all of the "conditions" to show your home (such as "day sleeper, don't show until after yada, yada") - you WILL sell more quickly than your neighbor with the same home. Keep in mind: buyers want to see your home in a CLEAN and uncluttered condition. The message THAT gives them is that the stuff they can't see is clean, has been maintained, etc. They also want to see it when it is convenient to THEM - not the seller. They want the front and the back yard landscaped and maintained. Basically, you as a seller, need to wooooooooooo the buyers.
For the buyers: Basically you have it good right now. (1) Be sure to have a good agent that will take you only to those homes that will work for you. It should not take viewing more than 5-8 homes to find "the" perfect match. If it does, either you or your agent is not "getting" it. (2) MAKE SURE to meet with a reputable lender (yes, there are some out there that do not fit this description) and get a Loan Status Report. In order to have one of these, you will give your lender all of your financial information, they run your credit, etc. and provide you with either what they will loan you or with what you want to borrow depending on the type of loan, credit you have, etc. Typically, I have a lender that I recommend because I know that she will do a great job. As a buyer, you can choose your lender. Be sure you do the research or get the recommendation from your Realtor. After all, you DO trust your Realtor don't you? If you don't then find another one. Again, do the research.
As a general thought: Try and find a Realtor that has extra education and experience. There are many opportunities for a Realtor to gain that education, but it takes more time, money and effort on their behalf. Also notice if the Realtor returns phone calls in a timely manner, responds to email and has their own website. These are all evidences of a Realtor who is dedicated to his/her profession. Again, my opinion.
